Located within the larger, guard-gated golf community of Stallion Mountain, the property combines a small town atmosphere and central location. It opened in 2005 and 775 homes out of a projected 833 have been built. Resale and new builds are available, and although this is the smallest of Del Webb’s Nevada retirement communities, it does not feel that way because it is within the larger master-planned Stallion Mountain. The property has an elevation approximately 1,670 feet above sea level and decent views across the Strip as you drive out of the entrance.

Because of the smaller size the community activities have less potential participants and the recreation center does not have the vibrant feel of a larger community like Sun City Summerlin. However, many residents make use of the nearby Stallion Mountain Country Club, the golf course and its facilities.

The property is east of Boulder Highway and is the most central of the large scale Del Webb retirement communities. Located only seven miles from the Las Vegas Strip and eight miles from downtown Las Vegas, the community is well located:

There is a 10,000 square foot community recreation center with a state of the art fitness center, aerobics studio, locker rooms, arts and crafts room and a multi-purpose room. The heath and fitness programs include water aerobics, tai chi, yoga, community walking, fitness training. Outdoors there is a pool and spa, tennis courts, bocce courts, event lawn and open space.

There is an on-site lifestyle director who coordinates community activities such as: bingo, pool parties, church, seminars, shopping trips etc.

Chartered clubs include: bunco, canasta, karaoke, women’s club, men’s club, mah jong, yoga, Mexican train, poker club and book club.

The Stallion Mountain Golf Club has emerged from bankruptcy under new management. OB Sports management operates the 7,351-yard course designed by the PGA Tour’s Jim Colbert and golf course architect Jeff Brauer. There is a 38,000 square foot clubhouse.

Home Models
Del Webb Solera at Stallion Mountain is made up of one-story ranch homes that come in five models. All homes have two car garages, with the following variations:

  • The 1,552 sq ft Morgan model has two bedrooms, two baths and a great room.
  • The 1,252 sq ft Shire has two bedrooms, two baths, den (optional third bedroom), great room, dining room
  • The 1,426 sq ft Mustang has two bedrooms, two baths, den (optional third bedroom), great room, dining room
  • The 1,574 sq ft Palomino has two bedrooms, two baths, den, great room
  • The 1,716 sq ft Clydesdale has two bedrooms, two baths, den (optional third bedroom), great room, dining room

There are a number of upgrades available, such as granite rather than corian countertops, and stainless steel appliances rather than white.

Energy Efficient Homes
One of the advantages of buying into a recent development like Solera at Stallion Mountain is that they use modern building techniques which are more energy efficient. This can lead to significant cost savings, especially in places with extreme temperatures. Del Webb is notable for its efforts in using energy efficient building techniques:

  • Blown-in insulation is used. Blown-in insulation fills all gaps and spaces, thus creating a more energy-efficient home. Plus, the insulation is made from recycled materials, not fiberglass, so it is better for the environment too. It is superior to batt insulation, and good for adding insulation to existing finished areas, irregularly shaped areas, and around obstructions.
  • The dual pane windows prevent ultraviolet light passage 75% better than ordinary clear glass, thus protecting furniture and artwork
  • To ensure integrity of homes’ foundations Del Webb builds on top of Post Tension Cabling, which resists a variety of soil pressures and building material loads, minimizing foundation cracks and inconsistencies.

Taking the 1,574 sq ft Palomino model as an example, it has a Resnet home energy rating of 56 and monthly gas and electric costs estimated at $104 per month. The features that make it energy efficient include:
